Maximizing exposure for a uniqueproperty in Brooklyn HeightsMaximizing exposure for a unique property in Brooklyn Heights

The challenge
Pricing this listing meant confronting a property with no real precedent. Formed from the merger of two pre-Civil War structures, the main Greek Revival townhouse and its adjoining carriage house, the result was a full-floor layout with a private, irrigated terrace unlike anything else on the market in Brooklyn Heights. The unique elevated terrace compounded the problem. It was the property's most compelling feature, but the kind of detail that never surfaces in a standard search filter. The task wasn't just to price the unit correctly; it was to make sure the right buyers even knew what they were looking at before a single showing happened.

Our contribution
Rather than force the unit into an existing comp set, we drew on deep, ground-level knowledge of the Brooklyn Heights market. Our years of tracking what buyers in this specific pocket actually respond to and pay for allowed us to set a number calibrated to generate broad interest and let demand, not a spreadsheet, establish the ceiling.
To solve the visibility problem, the marketing centered the terrace as the story, not a footnote. Professional photography was built around the indoor/outdoor flow, and drone footage brought the terrace to life, accentuating the rarity of such a space in the neighborhood. Leveraging our brokerage and client network, we leaned into outreach to agents and buyers specifically searching for outdoor space rather than relying on standard filtered search to surface it.
The results
Our efforts resulted in the listing earning StreetEasy Most Popular Listing status, placement in 6sqft, multiple influencer reels, nearly 20,000+ listing impressions, 115 showings and 15 offers in a six day window.
