Generating off-market demandin Greenwood HeightsGenerating off-market demand in Greenwood Heights

The challenge
Our clients were ready to sell but needed the transaction to bend to a timeline outside of it: the completion of their new home's renovation in Westchester. They didn't want to wait to list, but they also couldn't risk a fast closing that would leave them without a place to live. The challenge was finding buyers willing to accept a delayed closing to accommodate a renovation schedule that wasn't fully in anyone's control, in a market where most buyers want certainty and want to move in as soon as possible. All of this without giving up negotiating leverage or settling for a lower price in exchange for that accommodation.

Our contribution
Rather than list on the open market, where competing bids and impatient buyers would have made a delayed closing a hard sell, we activated an off-market strategy and worked our broker network directly, leveraging our relationships with agents who had buyers already primed for this exact building and price point. That approach let us control the terms of the transaction from the outset rather than negotiate them after the fact: instead of fielding offers and then hoping a buyer would agree to wait, we could identify buyers for whom a flexible closing wasn't a concession, but a non-issue, and structure the deal around our clients' timeline from day one.
The results
The result was a sale that moved at the pace our clients needed, on price they were happy with, without ever creating the urgency or exposure of a traditional listing.

In their words
“After Ian helped with our sale, we can't recommend him enough! He and Wendy made a long and complex transaction run smoothly, going above and beyond to provide communication and reassurance all the way through. If you work with Ian and Wendy, you will never feel like you're not getting their full attention or imposing with a call/text/email at any time. If you are looking for an agent who is extremely knowledgeable and skilled, but also accessible, call Ian!”
